Home Search


Throughout this part of the process we:

  • Actively work with you to find your new home by providing regular search results of properties that fit your criteria and using our intra-office networks to uncover properties not currently listed. Here’s where Coldwell Banker Realty’s leading share of the Twin Cities market will give your search a boost.
  • Tour homes together and provide our expertise in evaluating properties as you narrow your options and make important decisions.
  • Help you zero in on specific properties and carefully review and analyze all inspection reports, disclosures and other information relating to the condition of the home.

Making An Offer & Negotiations


During this step we:

  • Together decide the terms of the offer, including: price, earnest money, closing
    date, financing, and more.
  • Prepare and deliver your written offer, presenting it in the best possible light, and consult with you to represent your interests in any negotiations working towards an accepted purchase agreement.
  • Coordinate a home inspection, and any other necessary inspections (sewer scoping, radon levels, stucco moisture testing).
  • Negotiate on your behalf if any health, safety, structural, or major unforeseen issues are revealed during the inspection(s) and discuss your options for purchasing a home warranty to reduce your risk of repair after closing.

Title & Financing

  • If you are obtaining a mortgage, the lender will order an appraisal after the inspection period to determine the value and ensure it is at or above the agreed upon purchase price. We will work with you and your lender to resolve any issues should they arise.
  • We also provide referrals for title companies and resources to obtain homeowner’s insurance.
  • Working with the closer at the title company we ensure the transaction closes smoothly and on time, and answer any questions regarding liens, property boundaries, final closing costs and logistics.

Closing & Moving In


To ensure a successful transition we:

  • Provide referrals for a variety of services including designers, home cleaners,
    handymen and contractors, and movers who can also assist in your transition.
  • Do a final walk-through just prior to closing to ensure the condition of the property is satisfactory.
  • Follow-up after closing on any remaining details or needs as you settle into your new home!
